So I had an adjuster come in today to take a look at the damage... the whole floor is ruined (No kidding), at least 24" up from the floor on the wall will need to be replaced (board & insulation)... the guy to inspect things like a/v equipment and furniture will be in tomorrow... shittay.

On a side note, I now know several people who don't have any home owner's insurance... silly

I have one of the tributaries of the Don river running behind my backyard. Luckily the storm water control ponds that flank the creek every 500 m or so did their jobs as they were designed to do. The pond behind my backyard has its high bank facing the houses and the lower bank facing the creek. During the heavy rains the pond level rose about 10 ft before being filtered into the creek, saving the creek from becoming a big flood plain.

These are common design elements in any new subdivision near any waterways. This was put in place after hurricane Hazel wiped out many houses in the flood plains of the rivers and creeks in the Toronto area.


Sorry Al, flood damage is not nice. There were a few people at work that were affected with leaking basements. One had his basement buckle up 3 to 4 feet from the pressure of the sewer backup.

Luckily i wasnt at work friday. Apparently some sections of our parking garage were under 3 feet of water.

$20 more per year for 'Mother Nature Coverage' is really worth it.

Toronto takes all the money it can from developers and then just adds the new subdivisions pipes up to the 50-100 year old pipes that were designed for the old buildings.

Best of luck and keep the air circulating and get a good dehumidifier to at least help with the moisture.
